Yes, modpodoc provides design services to help clients create a cohesive and functional space that meets their needs and style preferences.  These services are included as part of the construction contract.


Detached buildings located on residential property that are not a dwelling (ADU) are classified as an accessory structure.


Structures with a maximum footprint of 120 square feet are typically exempt from a building permit.  However, some jurisdictions may vary and could require a permit process.  Depending on design features, electrical and mechanical permits may be required for these services.


The maximum height of an accessory structure can vary from 10 to 15 feet, depending on local jurisdiction.  We will determine the allowable height of your project during the initial consultation.


Typical setbacks for accessory structures are 10 feet from the rear property line, 5 feet from the side property line and 5 feet from the main residence.  Depending on square footage and building height, these setbacks might be reduced.  ADU construction allows 4-foot setbacks from the rear and side property lines.  Local jurisdictions should always be contacted to confirm ordinances in your area.


Concrete foundations and floor typically take one week to prepare and pour.  During this period, wall and roof panels are fabricated off-site.  Once forms are removed, erection of panels, installation of roofing and windows, exterior and interior finishes, and final prep and paint typically take another two weeks.  Total time from signed contract to occupancy is around one month.


No, we specialize in the design and construction of stand-alone structures, typically located in the backyard of residential properties.


No, if a building permit is not required, then design shape, style and material choices are pretty much unlimited.


Yes, we can design and build detached ADUs or accessory structures up to the allowable size in your local jurisdiction.  In California, the limit is 1200 square feet, or up to 50% of the main residence size.


Yes, we provide mini split pumps to heat and cool the interior space.
